Dear Applicant:
We are working with neighbors and other landlords to maintain the quality of the neighborhood. We want to ensure that people do not use rental properties for illegal activity.
Please review the following list. If you feel you meet the criteria and your references can be
verified, please apply – we will process your application. If you have any questions or concerns,
feel free to ask.
Tenant Applicant Screening Criteria:
- Proper completion of Application form, signed.
- Initial and date the Disclosure of Residential Tenancies form.
- Two pieces of identification, including one Photo ID must be presented when signing
application. Photo ID must be up to date and be valid. - Sufficient proof of ability to pay rent.
- Minimum of two references from unbiased sources, including at least one (preferably two)
from a landlord. - Credit Report.
- No pets without prior written permission.
- No more than two people are allowed to occupy one-bedroom suites, four per twobedroom suites etc.; and
- Applicant must sign the Landlord’s Tenancy Agreement after acceptance, and agree to
abide by the Strata Bylaws, where applicable.

An initial inspection will be done after eight weeks, followed by regular routine inspections.
